HOA and property-line notes

  • Many Anne Arundel communities have HOA fence standards (height, style, color).
  • Know your property lines before you fence; a survey may help. We'll point out what to check at the estimate.
  • Waterfront and Critical Area lots can have extra rules for decks and structures.

Anne Arundel deck and fence rules at a glance.

These are general points from the County's own permit guide. Every property is different, so confirm yours with Anne Arundel County Inspections & Permits, and we'll point out what to check at your free on-site estimate.

  • Fences. The County's guide says residential fences over 6 feet, fences on corner lots and fences on waterfront properties need a permit. Anne Arundel County: Do I need a permit?
  • Decks. A detached deck under 200 square feet and under 3 feet high may not need a permit outside the Critical Area, and an attached deck generally does. Replacing structural members or railings can require a permit, while replacing deck boards alone typically does not. Anne Arundel County: Do I need a permit?
  • Critical Area. Within 1,000 feet of tidal water, decks, stairs and other structures can count toward lot-coverage limits, and the 100-foot Buffer is tightly regulated. Anne Arundel County: Critical Area
  • Soil and footings. Posts and footings should reach firm soil. Wet clay and the freeze-thaw cycle both move poorly set posts, which is why straight, solid structure matters.

Materials in a Maryland climate

Wood has natural warmth and needs periodic sealing or staining. Composite decking and vinyl railing are low-maintenance. Aluminum fencing, available on request, keeps sightlines open, which suits waterfront views and pool-style or ornamental needs. We'll help you match the material to how much upkeep you want.

Frequently asked questions

What materials do you install for decks?

We build custom wood, composite and vinyl decks. Fences, including wood, vinyl and aluminum systems, are available on request.

Do I need a permit for a deck or fence?

Often, yes. In Anne Arundel County, fences over 6 feet, fences on corner lots and waterfront properties, attached decks and pergolas need permits, and Critical Area or HOA rules can add requirements. See the County permit guide and we'll point out what to check at your estimate.

How long does a deck take?

It depends on size, materials, weather and site conditions. We give you a clear timeline before work begins.

Will my HOA approve my fence?

Many HOAs have style, height and color standards. Check your covenants first; we can help you pick a compliant design.

Do you offer free estimates?

Yes. We provide free on-site assessments and a clear written proposal.

Do I need a permit to replace deck boards or railings?

The County's guide indicates that replacing deck boards alone typically does not need a permit, but replacing structural members or railings can. Confirm with the County permit guide before you start.

Does a fence on a corner lot or waterfront lot need a permit?

Under the County's guide, residential fences on corner lots and waterfront properties need a permit, as do fences over 6 feet. HOA approval may also apply. See the County permit guide.

Can I build or expand a deck in the Critical Area?

Possibly, with approval. Within 1,000 feet of tidal water, lot-coverage limits and the 100-foot Buffer can restrict decks and stairs. See the County Critical Area page and we'll help you work out what to confirm.
