Landscaping, patios and drainage in Edgewater, MD

By the South River, its creeks and the Bay, we build patios, walls and lawns, and fix the water.

SERVING EDGEWATER, MD

Life on the South River side of the county.

Edgewater is a peninsula town: water on several sides, mature trees, bigger lots and plenty of properties that sit lower than you'd think. That's lovely and it's demanding on a landscape. Soil stays wetter, storms push water in directions you didn't plan for, and wind off the river wears at plantings and furniture alike. We serve Edgewater properties across the full range of what we do, from patios to drainage swales to new lawns and beds.

Many Edgewater homes are on well and septic rather than public water and sewer, so excavation and heavy equipment need care. Know where your drain field and utilities are before any trench or patio goes in. We plan around them.

If your lot touches the water

  • The shoreline buffer. Land close to tidal water and wetlands falls under the Chesapeake Bay Critical Area program, which can limit clearing, paving and structures near the water, so we check early.
  • Erosion. Bank erosion starts with runoff above the bank. Fixing drainage and grade up the slope protects the bank. — Drainage & Grading
  • Plant choices. Salt-tolerant, wind-tolerant, wet-feet-tolerant plants do best. — Landscape Design & Installation

Projects for Edgewater homes

A recent Edgewater job: decorative fieldstone on both culvert ends

At this Edgewater home, both ends of the driveway culvert sat as exposed pipe. We finished the outlet with a dry-stacked fieldstone wall, mortared where needed, a river-rock dry creek bed, and new mulched beds; across the driveway, a large fieldstone apron along the asphalt edge with river rock and plantings. Before and after for both ends are below. Read the full project: Decorative Fieldstone Culvert Wall & Dry Creek Bed in Edgewater, MD. Learn more: Drainage & Grading

Edgewater neighborhoods, soil and the South River.

Edgewater sits on the south side of the tidal South River, and its neighborhoods, including Londontowne, South River Colony, Southdown, Glebe Heights, Gingerville and Edgewater Beach, mix wooded lots with creek-side and waterfront properties. Edgewater, Maryland (Wikipedia) Rules and site conditions vary from lot to lot, so treat this as a general guide and let us help you confirm what applies to yours at your free on-site estimate.

  • Critical Area and lot coverage. Land within 1,000 feet of tidal water or tidal wetlands falls under Chesapeake Bay Critical Area rules. Lot coverage is limited, the 100-foot Buffer can expand for steep slopes and erodible soils, and the size of a patio, walk or driveway may be affected, so the footprint is worth settling before design. Anne Arundel County: Critical Area
  • Clearing and pruning near the water. In the Buffer, removing or pruning vegetation, including dead trees, generally needs an approved plan first, and removed plants may need to be replaced with native species. Anne Arundel County: Vegetation Management Plans
  • Wet soil and moving water. County soils range from sandy ground near the shore to heavy, slow-draining clay a little inland, and low lots near the river often have a shallow water table. Look up your own lot with the USDA Web Soil Survey. If drainage work means cutting or filling soil, the County's grading permit rules may apply.
  • Well and septic. Many Edgewater homes are not on public sewer, and heavy equipment or new paving over a drain field can damage it. We locate it before any trench, patio or driveway work, and the County's permit center also handles septic system permits. Anne Arundel County permits
  • Plants that belong here. The County's native plant list and the Waterfront Homeowners Guide are good starting points for beds, buffers and rain gardens near the water.

Materials that suit Edgewater yards

Wind off the river, moisture and freeze-thaw winters are hard on a landscape. Concrete pavers and natural stone such as flagstone hold up well when they are set over a properly prepared base, and stone block or natural stone walls suit the slopes and grade breaks that come with creek lots. Whether permeable paving or gravel makes sense on a lot with coverage limits is a question to confirm with the County. See our Hardscaping & Patios, Retaining Walls and Drainage & Grading services.

What our clients say

Frequently asked questions

Can you clear overgrown brush on a large Edgewater lot?

Yes. Site clearing and grading is one of our services. A recent Edgewater client had very thick brush cleared, hauled away and the area left clean and ready for use.

Why does my Edgewater yard stay wet?

Common causes are a high water table, compacted or clay-heavy soil, poor grade, and roof or neighbor runoff. We diagnose the source at your free on-site estimate and recommend regrading, a swale or a French drain.

Do you offer lawn and landscape maintenance in Edgewater?

Yes. We provide residential lawn care and mulching in Edgewater and offer recurring maintenance plans. Learn more: Maintenance Plans

Do I need approval to landscape near the South River or a creek in Edgewater?

Possibly. Properties within 1,000 feet of tidal water or tidal wetlands fall under Critical Area rules, and clearing, pruning or grading in the 100-foot Buffer generally needs an approved plan before work starts. We'll help you identify what to confirm with the County before anything is scheduled. See the County Critical Area page and Vegetation Management Plans.

Can you build a patio or driveway on an Edgewater lot with well and septic?

Often, with planning. Heavy equipment and new paving can damage a drain field, so we locate it and the utilities first and design around them. Septic setbacks and permits are handled by the County, so confirm with Anne Arundel County Inspections & Permits. See the County permit guide.
