Landscaping, patios and drainage in Crownsville, MD
Patios, retaining walls and drainage built for Crownsville's wooded, sloped lots, handling roots, runoff and shade.
SERVING CROWNSVILLE, MD
Bigger lots, taller trees, more ground to manage.
Crownsville sits in the wooded part of Anne Arundel County just west of Annapolis, with homes set back off Route 450 and Route 97 on lots that tend to run larger than most in the county. Mature hardwoods, rolling grades and stream valleys like the Severn Run nearby make for beautiful properties, and for real work: shade that thins lawns, roots that heave walkways, and water that follows the slope wherever it leads. We start with how your lot actually drains, where the light falls and how you use the space, then build to suit it. The herringbone paver patio with a curved seating wall pictured above is one we restored, right here in Crownsville.
Projects for Crownsville homes
A recent Crownsville job: regrading, retaining walls and new sod
This Crownsville yard was completely reshaped. The project included major regrading, multiple block retaining walls, drainage rerouting, fresh sod and rebuilt deck steps. Before: weedy, uneven ground sloping against the house beside the basement door. After: the same side of the house with a new lawn, block walls framing a concrete pad at the door, and the rebuilt steps up to the deck. Two more views of the new walls are below. We later returned to this same property to add a large paver patio. Read the full project, with the retaining walls, hot tub pad and patio together: Retaining Walls, Hot Tub Pad & Patio in Crownsville, MD.
A recent Crownsville job: paver patio restoration
This is the herringbone patio pictured at the top of this page. Instead of replacing it, we brought it back to life with a full power washing, removal of the old fire pit, repair and resetting of sinking pavers, new bullnose coping in place of the old step treads, and fresh sand in every paver joint. Before: the weathered patio with the old fire pit. After: the same patio cleaned and refreshed, with two more views of the new coping along the step below. Learn more: Hardscaping & Patios

Water moves downhill, and Crownsville has plenty of downhill.
- Wooded, sloping lots collect runoff in swales, low corners and along driveways, then send it toward foundations and neighboring yards.
- Clay soils drain slowly, and leaf litter and roots can clog low spots and downspouts.
- French drains, swales, downspout extensions and regrading are the usual fixes. — Drainage & Grading
- Larger disturbed areas can trigger County grading requirements, so check before you move a lot of soil.
Upkeep for properties with room to spare.
Bigger properties and shaded lawns take more than a mower and an afternoon. We handle mowing, edging, mulching, bed cleanup and seasonal cleanups on a regular schedule, so the yard stays consistent as leaves, limbs and weeds come through. Learn more: Maintenance Plans · Residential Maintenance
Crownsville woods, soil and approvals.
Many Crownsville properties back onto woods or sit near stream valleys such as the Severn Run, and some rely on private wells and septic systems. That makes planning matter before anything is dug.
- Roots and shade. Tree roots and low light shape what we build and plant. We plan base depth, plant choices and grass type around them, and we'll tell you honestly where a lawn won't thrive under heavy shade.
- Septic fields and wells. If your lot has either, we mark where they sit and work around them, so equipment and new hardscape stay clear.
- Patios and permits. Residential patios do not need a building permit, though a Standard Grading Plan application may apply depending on size and disturbed area. HOA or civic association review may still apply. Anne Arundel County: Do I need a permit?
- Know your soil. Heavy clay holds water, and compacted fill sheds it toward the lowest point. Look up your soil with the USDA Web Soil Survey.
Patio and wall materials for wooded lots
Concrete pavers and natural stone are the usual choices for patios, walkways and walls here. A herringbone paver pattern locks tightly, stands up to foot traffic and can be repaired a section at a time if the ground settles, and the colors can be matched to your siding, brick and the dappled light of a shaded yard.

Frequently asked questions
Can you build a patio on a sloped or wooded lot in Crownsville?
Yes. We design around the grade, the roots and the shade, and add a retaining or seating wall where the slope calls for one. The herringbone paver patio with a curved seating wall at the top of this page is a Crownsville project of ours. We'll walk your lot at your free on-site estimate.
Do you work on larger Crownsville properties?
Yes. A bigger lot means more area to grade, drain, sod and maintain, and we scope the work to the whole property rather than one corner of it. For ongoing care, see our Maintenance Plans.
How do you handle drainage on a sloped, wooded lot?
We look at where the water comes from, where it collects and where it needs to go. French drains, swales, downspout extensions and regrading are the usual tools. Check HOA and county rules before changing drainage across property lines. Learn more: Drainage & Grading
Do I need a permit for a patio or grading work in Crownsville?
Residential patios do not need a building permit, though a Standard Grading Plan application may apply depending on size and disturbed area, and larger grading or drainage work can trigger County requirements. See the County permit guide, and check with your HOA or civic association if you have one.
